For park developers and managers

Power as one more service of your industrial park

An industrial tenant chooses a park for location, water and power. GIS Power designs, finances, builds and operates the park’s power so you can offer it as a service: available from day one, with known quality and price.

Energy as a park service

An edge for selling and leasing

In many parks, power is the bottleneck: the capacity of the utility service limits how many tenants fit and how fast they can start. With its own generation and an internal grid, the park offers available power as part of the lease or as a separate service.

Primary power is solar with battery storage (BESS). Where tenants need steam or chilled water, cogeneration recovers the heat and improves the cost of both services. The public grid stays on as backup and support.

The plant can sit in a project company (SPV) that finances it and bills the park for the energy or the service, with no investment from the developer.

When it is not a fit

  • When the park already has enough grid capacity for every lot and tenants do not ask for anything else.
  • When lots are sold outright and park management will have no role in shared services.
  • When the park is small and its tenants have small loads: a project per tenant may be simpler.

How it is done

From master plan to operations

Built in phases, at the pace of occupancy
01

Park demand

Expected load by lot and by phase, and which tenants need steam, chilled water or high-quality power.

02

Grid design

Generation, substation and internal distribution. Isolated or grid-connected. See private grids.

03

Permits

A CNE generation permit from 0.7 MW (Electricity Sector Law, art. 19) and interconnection where applicable. See permitting and development.

04

Finance

An SPV with a long-term contract with the park, of 48 to 180 months depending on the structure. See contracting models.

05

Phased construction

Each phase comes online when occupancy calls for it. If the grid is delayed, bridge power for the first tenants.

06

Operations

24/7 operations and maintenance with contractual availability. See O&M.

Frequently asked questions

Does the park have to invest in the plant?

Not necessarily. An SPV can finance, build and operate the plant, and bill the park for the energy or the service under a long-term contract.

Can it be done in a park that is already occupied?

Yes. It starts with the tenants with the largest loads or with thermal demand, and the grid grows as others join.

What if a tenant needs steam or chilled water?

Cogeneration recovers engine heat to produce them, as at Cuadritos, where the heat recovery boilers feed the existing steam headers. See cogeneration.
